Landlord that the services we offer in establishing a suitable Tenant
in the property entail no hidden or extra charges. Our only charge for
full management is our commission on rents collected, and no fees for a
change in Tenancies.

What Can A Letting Agent Offer Landlords?

This includes informing Landlords of regulations to be complied with
at the outset of and during the Tenancy, Landlord responsibilities to the
Tenant and offering advice that will promote a comfortable and safe
environment therefore attracting the right Tenant to the right property.
Details of our Landlord Services
1. Following our initial communication a convenient appointment will
be made in order to assess the rental value of the property and
furnish you with the necessary information required by a Landlord such
as Safety Regulations, Safety Certificates, Energy Performance Certificates.
2. We will advertise the property on this website and in the Property Lettings section of the local
West Briton newspaper along with other advertising outlets.
3. Accompanied viewings of properties will be carried out in or out of office hours.
4. We will reference Tenants whose names are to be on the Tenancy
Agreement, ensuring that good financial and employment references are
obtained.
5. We obtain a deposit from Tenants on behalf of Landlords which is then passed on and held
safely by the Deposit Protection Service (DPS)
6. We prepare and issue all the documentation for the Tenancy which
includes the Assured Shorthold Tenancy Agreement, Inventory and
standing Order/Direct Debit forms to ensure the rent is paid directly
into the Bank.
7. All services will be contacted by us and given details of the new
Tenants together with meter readings.
8. Rent is paid to the Landlord either directly into a bank account or
by cheque, whichever is specified.
9. The property is inspected after the first 3 months of the Tenancy
and every 3/4 months thereafter, any small problems reported by the
Tenant or discovered on Inspection are dealt with immediately by one
of our engineers, more serious problems are again dealt with immediately,
investigated, and then reported to the Landlord whether in the UK or
residing abroad and we then await further instructions. We feel that this
part of our service is crucial in order to maintain the good condition
of the property.
10. At the end of a Tenancy we carry out a final inspection and notify
all services that the Tenants are leaving and provide the necessary meter
readings and information.
